Application

Credit/Background Check
The Application Fee is $50.00, Credit/Background Check is $39.00 all done online through TenantCloudcom.
We look at all the data provided to best determine most recent credit history.
If you do not have a credit score of 600 or above you must have at least 12 months of no late payments on your credit report, no collections and a minimum of 2 years at your current place of employment and proof of on-time rental payments to your current landlord with a zero balance owed. All information is verified.
The background check is very useful in assisting us to better serve our tenants.
You can rest assured that all tenants complete this process.
Minimum Requirements
- Gross Monthly Verifiable Income - at least 3x the monthly rent.
- Application must be complete. Anything not provided, app will not be considered.
- Credit - Minimum Credit Score of 600
- No late payments in the past 12 months and nothing in collections
- Background - No Felony's/No Sex Offenders/No Evictions
- Landlord Verification Form must be completed by your current Landlord, No Exceptions.
Rent and Security Deposits
All money is due at Lease Signing, Rent and Security Deposit.
- We pro-rate first month's rent after the 5th of the month, thereafter, all rents are due on the 1st delinquent after the 5th.
- On the 6th it starts a late fee of 10% of the monthly rent.
- Online Payments are required through TenantCloud.com.
- Debit/CC Fee - 3.5% + 0.30
- ACH Payments - $1.25
- On-Time rental payments reflect positively on your credit report, if you enable this option in your TenantCloud Portal.
Renters Insurance
Renters Insurance is required . Even though we have property insurance, it will not cover your personal belongings. Without renters insurance, you would have to pay to replace your things if they were stolen in a burglary or damaged by a fire.
Pet Policy
150 Non-Refundable Pet Fee, per pet plus 10.00 per month, per pet. Pet Rules Apply.
Lock Outs
During business hours a charge of $50.00 is due at time of service.
Outside business hours a charge of $150.00 is due at time of service.
Please DO NOT Lock Yourself Out of your apartment.
No DRUGS or ANY Illegal activity will be tolerated.
You are encouraged to call Law Enforcement for your Safety but if Law Enforcement is being called to your apartment for disturbance on a regular basis you will have to find a new place to call home.
